There is a lot of controversy to whether or not staging helps your home sell faster and for more money.

Why?

Some agents and buyers believe that the home will sell itself no matter the furniture and colors that are in the home. Other agents and buyers believe staged homes stand out from the competition, look more livable, and appear to be well taken care of.

While it’s hit and miss whether staging helps sell your home, it definitely does not hurt. I haven’t heard of anyone saying a well-staged home hurt the chances of selling their house.

Below are some small tips and ideas on how to stage your house in hopes of attracting lots of buyers.

  • De-personalize - take down pictures of your family. You want the buyer to see themselves living In the home, pictures can distract them and make them feel intrusive.

  • Remove Clutter - pack up things that you don’t need on a daily basis, remove unnecessary furniture. Remove or tuck all cords. Remove table leaves to enlarge the area. Pack away any shoes or coats by the front door.

  • Brighten up areas - Replace dark curtains with light curtains. Open blinds to let in natural light. Use 100-watt light bulbs for more light.

  • Clean - Clean out refrigerator. Put away toothbrushes and all toiletry items. Dust and wipe down all areas, including the front door. Wash windows. Make sure all doors open easily and there is nothing blocking them. Get some air fresheners. (We just recently got the Glade automatic spraying ones for our house and they make a huge difference.)

  • Make small updates - Stain or paint dated cabinets. Replace old knobs and hardware. Put fresh white textured linens on beds. Add new pillows and throw pillows. Hang new white towels. Apply new caulking around bathroom. Add new bottle of hand soap. Add new, attractive house numbers. Add new welcome mat to entryway.

These are just some small simple ideas that can make a big difference.
